Airbnb management guide

Do you need a revenue manager or a property manager?
Choose the job you need done before comparing providers.
The short answer
An Airbnb property manager runs the stay: guest messages, cleaning, maintenance and daily operations. A short-term-rental revenue manager runs the commercial decisions: price, market position, minimum stays, lead time and booking pace. Some owners need both. Others already control the operation and only want an expert accountable for pricing.

The difference is the job, not the label.
Revenue management decides how a listing should compete for demand. Property management delivers the guest stay and keeps the operation moving. A provider may offer both, but owners should still ask who is accountable for each decision.
The title alone proves very little. Compare the actual scope, review rhythm, account ownership and how decisions are explained when performance changes.

Choose revenue management when operations already work.
An owner may already have cleaners, guest messaging and maintenance under control. The missing skill is often the weekly judgment behind the comp set, percentile position, booking window, length of stay and when to hold or move.
In that case, full management can add cost and remove control without solving a new problem. Pricing-only help keeps the operating structure intact.
Choose property management when the stay needs an operator.
If guest communication, turnover quality, maintenance or calendar operations are unreliable, pricing is not the first bottleneck. A property manager can own those operational jobs.
Better pricing has a ceiling. It cannot make up for repeated guest problems, weak presentation or an operation that cannot deliver the stay being sold.
Where r8 fits.
r8 is a pricing-only revenue-management service for owners of 3 to 15 US listings. Clients keep their own PriceLabs account. PriceLabs is the vehicle; r8 is the engine behind the comp-set, market-position and weekly pricing decisions.
We do not manage guests, cleaners, maintenance or listings. That boundary is deliberate and should be clear before a host books a call.
