What PriceLabs gets right.
We are not here to knock the tool. PriceLabs is one of the strongest pricing platforms in short-term rentals: live market data, deep customization, and automation that updates every listing every day. Our whole service works through it.
Our clients keep their own PriceLabs accounts. We would not change the vehicle lightly. But the platform is not the strategy. r8 is the engine behind the comp sets, market position, lead-time decisions, and weekly adjustments.

What does PriceLabs get wrong?
Usually, the problem is not the software. It is the decisions fed into it: the base-price logic, comp set, percentile position, lead-time posture, length of stay, and when to move.
PriceLabs can calculate and publish rates every day. It cannot know whether a generic comp is truly comparable, whether this listing has proved it can hold the 75th percentile on a high-demand weekend, or whether an LOS rule is hiding the home from shorter searches. Those remain strategy decisions.
Who can run my PriceLabs account for me?
Most owners have three options. Run it yourself, which works if you have the hours and the reps. Use an enterprise service built for large property managers. Or hire an independent revenue manager who works in your account.
That third option is what r8 Revenue Management does. We run PriceLabs accounts for owners of 3 to 15 listings across US markets: custom comp sets, market positioning, and weekly adjustments on every listing. Fees run $130 to $200 per listing per month, detailed on the cost page.

About two in three of the mature listings we manage beat last year in the first half of 2026. First-year turnarounds of underpriced mature listings have run 25% to over 100%, and a typical mature listing compounds 10 to 25% a year after that.

No. We are an independent revenue management service. We have run client pricing inside PriceLabs for five years. PriceLabs is the vehicle; r8 is the engine behind the decisions.
Then the trial will show it. We manage two of your listings free for six weeks and compare against last year. If your setup already captures the upside, you have lost nothing and confirmed it.
