Privacy Policy

What we collect

If you email us or send details through an onboarding service we link to, we receive the information you provide, such as your name, email address, business details, and message. Our hosting provider may also process basic technical data, such as your IP address, browser type, requested pages, and request time, to deliver and secure the site.

If you request a free listing scan or PriceLabs trial, we receive the Airbnb listing link, your name, your declared portfolio-size range, how you currently price where relevant, and how you heard about r8. Some forms also ask for your email address. We retain limited first-party referral details supplied with that request, such as the landing path, referring page without its query string, campaign labels, and an X click identifier when present. This helps us connect a completed request to the source that produced it.

If you continue on WhatsApp, we receive your WhatsApp contact details and the messages you send us. We use the chat to send your scan report and answer your questions.

On the listing-scan and PriceLabs-trial campaign pages only, we may offer optional X advertising measurement. The X script does not load unless you choose to allow it. If allowed, X may receive page and conversion-event data under its own privacy policy. We do not send your form answers, name, email address, or Airbnb link through that pixel. You can decline without losing any form function and reopen the ad-privacy control to change your choice. Your browser remembers that choice for up to 180 days. An X click identifier contained in the ad link can still be retained with a form you submit even when you decline the X script; it is first-party referral data, not a pixel event.

On the listing-scan page only, we may also use Meta (Facebook and Instagram) advertising measurement. A stored X choice never authorizes Meta. For visitors whose network location is recognized as a US state other than California, or as Washington, DC, measurement may start after a visible notice. In California, outside the US, or when location is unknown, it stays off unless you choose to allow it. Meta may receive standard browser, network, page, and event data and advertising identifiers under its own privacy policy. That measurement is for the campaign page and a confirmed scan request. We do not send your name, contact details, listing links, or form answers through that pixel. You can decline without losing any form function and reopen the ad-privacy control to change your Meta choice separately from X. We honor Global Privacy Control. Your browser remembers an allowance for up to 180 days; a saved decline continues to block automatic measurement until you change it or clear your browser data.

When Meta measurement is enabled and you message us on WhatsApp about a scan request, our server may later tell Meta that a request was confirmed. That server message contains only an event time, a random event number, and Meta browser or click identifiers collected after the notice or your permission. It never includes your name, phone number, messages, listing link, or form answers. We keep those identifiers privately for no more than seven days and remove them if you decline Meta later. Before such a request is sent, your browser saves a private random withdrawal key; our server keeps only a scrambled copy. Declining stops measurement in this browser at once and uses that key to ask our server to remove the identifiers. If that request cannot reach us, your browser retries on your next visit. If you clear your browser data or do not return, our server may not learn of your decline, and the identifiers are then removed only when the fixed period ends. A Meta choice saved before this server confirmation existed must be made again. We cannot recall a confirmation that was already sent to Meta.

If you open a listing-scan report we sent you, we may record that it was viewed in a visible browser window, the country of the network connection used to open it, and a short browser description. This tells us whether a report was opened and from which country. That country is the connection location, not proof of where you live. We do not store the full IP address for this measurement.

How we use information

We use information to respond to inquiries, evaluate or provide our revenue-management services, understand which marketing and referral sources create genuine requests, operate and protect the site, and meet legal obligations.

We use Vercel Web Analytics on our public marketing pages to understand visitor and page-view counts, bounce rate, approximate country, and device and browser types. We may also count clicks on WhatsApp, call-booking, and email links. A click does not tell us that you sent a message or booked a call. This measurement does not use analytics cookies. We exclude private report pages, URL query strings, form answers, contact details, and Airbnb listing links from these analytics events. This is separate from the optional X and Meta advertising measurement described above.

How we share information

R8.Group LLC does not sell personal information. We may share information with service providers that help us host the site, communicate with you, or deliver our services, and when required by law. Client data may also be covered by a separate client agreement. Sending the trial-enquiry form does not send your details to PriceLabs; r8 contacts you first.

WhatsApp and Chatwoot, our shared inbox provider, help us handle scan conversations, send reports, and reply to your messages.

Retention and requests

We keep information only as long as reasonably needed for the purposes above, our records, and legal requirements. To ask about, correct, or delete your personal information, email mgmt@r8.group.
