Whether you have 3, 4, 6, 8, 10, or 15 listings.

The work does not grow in a straight line. Every listing has its own booking window, comp set, percentile position, demand bands, weekday pattern, and length-of-stay needs. Six listings are not one decision repeated six times.

Use the after-fee test.

Do not ask only whether revenue went up. Ask whether booked revenue improved against the same point last year after the management fee. ADR, the average booked nightly rate, and occupancy both matter. RevPAR, revenue divided by every available night, keeps the two in one honest measure.

Look for a service built for small portfolios, not an enterprise team designed for hundreds of units. For six listings, compare per-listing cost, whether you keep your own PriceLabs account, how often each calendar is reviewed, and how results are measured. Six listings fall directly inside r8's 3-to-15-listing focus.
