The pricing language should be clear.

A revenue manager should be able to explain the comp set, or the comparable listings a guest would genuinely choose instead of yours. They should also explain percentile position: where your price sits from low to high inside that comp set.

Ask how lead time, the days between booking and arrival, changes a decision. Ask how booking pace or pickup shows whether demand is arriving quickly enough. Ask how length of stay, also called LOS, protects revenue without hiding the listing from too many guest searches.

If those answers turn into vague talk about algorithms, the manager may not own the decision process.

Choosing a revenue manager.

There is no single best service for every host. A one-property owner, a 10-listing operator, and a 100-unit property manager need different things. Compare portfolio fit, whether you keep your own accounts, how prices are decided, how often the calendar is reviewed, how results are measured, and whether you can leave easily.

Ask who owns the pricing account, how they choose a comp set, how they set percentile position, how lead time and booking pace change a decision, how they handle length of stay, what you receive each week, and how they prove results against the same period last year.

That is usually the cleanest arrangement. You keep the data, history, settings, and visibility. The manager can leave without taking the pricing system or its history with them.
