How I got here.

I started by helping a friend build his short-term-rental business. We grew the portfolio to more than 50 listings, and I became the general manager. It was a fantastic experience, and it was where I earned my stripes.

I became fascinated by why one listing could take off while another brought nothing but stress, dissatisfaction, and disappointment. What made one property a huge success while another struggled for bookings?

I kept coming back to two things: incredible design and the art of pricing strategy. They were the two high-leverage skills that made the biggest difference.

Why I chose pricing.

By the time most hosts ask for help, the property has already been bought, furnished, photographed, and launched. The money has been spent. If the design missed the mark, there often is not a budget to go back to the drawing board.

There are also far more existing listings than new ones. I wanted to find the best way to improve what owners already had without asking them to take two steps backwards. Pricing was the answer.

Pricing has a ceiling. It relies on the other boxes being ticked, and it cannot rescue every listing. But it is something most property owners do not want to spend five years figuring out. They want the result, not another niche profession to pursue.

What five years taught me.

I worked with my first clients for free because I wanted to prove my worth and figure this out properly before asking people to pay me. More than five years later, we have grown, seen strong markets and weak ones, and made thousands of real pricing decisions.

That experience gives us confidence, but it is confidence based in reality. There are highs and lows in this business. Our role is to make the highs higher, make the lows a little less low, and improve the year as a whole.

Sometimes the right move is to reduce a price. Sometimes it is to hold. Sometimes the price is not the real problem at all. I would rather say that clearly than sell an owner a fantasy.

How that thinking became r8.

I originally called the business MostlyBooked. It was an understated name for the outcome our clients wanted: a healthy calendar filled at good prices.

As AI opened up new possibilities, the vision grew. r8 is pronounced “rate” and tips its hat to rate management, an earlier name for pricing. We take the revenue-management fundamentals that have always worked and strengthen them with better data, automation, and technology.

We start with what each listing has already proved it can sell for. Then we build a comp set from properties a guest would genuinely compare it with. We look at percentile position, booking pace, lead time, length of stay, day of week, current demand, minimum stays, and orphan gaps.

PriceLabs is the vehicle we use to put those decisions into action. The owner keeps control of the account. r8 is the engine behind it: deciding which inputs to trust, where the listing should sit in the market, and when a normal rule needs to be overridden.
