Airbnb length-of-stay guide

Updated September 1, 2026

What minimum stay should you use on Airbnb?

Protect the calendar without disappearing from the guest's search.

The short answer

An Airbnb minimum stay should protect revenue without removing the listing from the searches most likely to convert. Match the rule to demand, lead time, day of week and the remaining calendar shape. Keep a hard minimum when a shorter booking would damage the date pattern; relax or shape the price when the restriction is costing more than it protects.

01

Minimum stay controls visibility as well as revenue.

A guest searching for two nights will not see a listing that requires three. The restriction may protect a valuable weekend, but it can also remove the property from suitable demand.

Length of stay, or LOS, is the number of nights in the booking. The right rule depends on what guests normally request and what the remaining calendar can accept profitably.

03

Protect high-demand dates with an expiry plan.

An event or peak weekend may justify a longer stay because one short booking could split a more valuable pattern. That rule should still have a lead-time plan: when will it be reviewed, relaxed or replaced if pace is weak?

A restriction without an expiry decision can survive after the opportunity it protected has disappeared.

04

Treat orphan gaps as their own problem.

An orphan gap is a short empty period between bookings. A normal three-night minimum may make a two-night gap invisible even when there is demand for it.

Fit the rule to the exact opening. Also inspect the nights on both sides so solving one gap does not create another.

05

Use price shaping—and know where r8 fits.

A modest adjustment can make the preferred stay more attractive while keeping a shorter option visible. This preserves search reach when an absolute minimum would remove the listing.

Keep the hard minimum when price cannot protect the value at risk. The purpose is not to remove rules; it is to use the least restrictive tool that still does the job.

r8 manages minimum stays, LOS strategy, gap nights and date-level pricing inside each client's PriceLabs account. We do not run cleaning or guest operations, so those costs and constraints stay visible in the owner's decision.

FAQ

Airbnb minimum-stay questions.

Use the shortest stay that still protects the value and shape of the date. Check demand, lead time, day of week, cleaning economics, surrounding bookings and the stays guests actually request. There is no single minimum that fits every listing or date.

Length of stay is the number of nights in a reservation. A minimum stay controls which lengths guests may book; a pricing strategy can also encourage or discourage certain lengths without always blocking them.

An orphan gap is a short empty period trapped between bookings. It may be difficult to sell because the remaining dates do not match normal guest stay patterns.

Often, but not automatically. Relax it when the original protection has expired and the shorter stay creates more value than the empty nights. Keep it when accepting the stay would damage a stronger surrounding opportunity.
