How should booking pace change your Airbnb prices?
Use the property's own booking curve before applying a universal deadline.
The short answer
Airbnb booking pace shows how quickly future nights are being booked as arrival approaches. Compare each listing with its own normal booking curve, the same point last year, and current market demand. A date is not automatically overpriced because it remains open far out, and it is not automatically safe because nearby listings are also waiting.

Read pace against the right clock.
Lead time is the number of days between booking and arrival. Booking pace, pickup, or booking velocity shows how future occupancy builds across that window. A summer Saturday and a weak winter Tuesday should not share one deadline.
Compare similar seasons, demand bands, and day-of-week patterns. Then compare booked revenue with the same time last year, not with last year's final total.

Separate strong holders from early sellers.
A strong holder still converts at credible ADR closer to arrival. ADR means booked revenue divided by booked nights. That listing should not automatically discount while healthy shorter-lead bookings keep arriving.
A lead-time-sensitive listing needs to capture demand earlier, before the market starts walking prices down. Its best far-out position may be lower even when another property can wait.
Use same-time-last-year honestly.
Pacing versus same time last year, or STLY, asks how much revenue had been booked by this exact point last year. It does not compare today's incomplete calendar with last year's final result.
Occupancy alone can mislead. A calendar may be fuller because it sold too cheaply. Read pace with ADR, RevPAR, and remaining revenue opportunity. RevPAR includes empty as well as booked nights.
Act while guests are still shopping.
Low- and mid-demand dates often need earlier de-risking. The aim is to become the next credible booking before every competitor begins cutting. High-demand dates can hold more firmly when the listing's history and current booked comps support it.

Booking pace is how quickly future nights are being booked over time. It is also called pickup or booking velocity. Read it by arrival date, demand level, and lead-time window rather than treating every open night as equally urgent.
There is no universal answer. Compare each listing with its own normal booking window for similar dates. Some strong listings convert well close to arrival; others need to capture demand six or nine months out before the market weakens.
Consider moving when the date is past its normal booking window, revenue is falling behind the same point last year, and credible demand still exists. Move while guests are still shopping. Do not cut only because a far-out date has not booked yet.
Same time last year, or STLY, compares only the revenue that had already been booked by the equivalent date last year. It avoids comparing today's incomplete booking book with last year's final result.
