When should you lower an Airbnb price?
Move because the evidence changed, not because the calendar made you nervous.
The short answer
Lower an Airbnb price when the date is moving beyond that listing's normal booking window, suitable demand still exists, and credible comparable listings are winning bookings first. Do not use one automatic last-minute discount curve for every property. Some listings book late; others need to hold their position much earlier.

Start with the listing's normal booking window.
Lead time is the number of days between booking and arrival. Booking pace is how quickly future nights are being picked up. Together they show whether an open date is genuinely late or simply behaving normally for that property.
One listing may earn its best bookings months ahead. Another may convert strongly inside 14 days. Applying the same curve to both replaces evidence with a rule of thumb.

Prove that demand still exists.
A low-, mid- or high-demand band changes the decision. If the entire market remains open, another discount may not create a guest. If credible comps are disappearing while yours stays open, price or visible value becomes a stronger suspect.
Listed comp prices are asking prices, not proof of conversion. Use availability changes carefully and keep uncertainty visible when a blocked calendar may not be a booking.
Use price and length of stay together.
A date may be open because the minimum stay removes it from the guest's search. Length of stay, or LOS, is the number of nights the guest is allowed or encouraged to book.
An orphan gap is a short empty period trapped between bookings. Lowering one night without checking the surrounding stay pattern can create a booking that leaves a harder gap behind.
