Bedroom count and distance are screening tools, not the final decision. A waterfront home with a pool may not compete with a basic apartment a mile away.

Separate the inner set from useful near-misses.
The closest like-for-like listings form the inner set for percentile position. That is the share of comparable available listings priced below yours for the same date. A wider ring of near-misses can still show cheaper alternatives outside the perfect match.
Keep the distinction visible. Mixing weak alternatives into the main set can pull the market position toward a product your listing does not actually compete with.
Remove duplicates and linked units.
One building, host, or property may appear through several listing IDs. Counting them as independent competitors can make one operator look like a whole market. Group linked units only when the evidence supports it and leave uncertain cases visible.
A listing that disappears may have booked, been blocked, or changed restrictions. Scraped sold-state is an inference; confirmed reservation data is stronger evidence.
Do not confuse asking price with booked truth.
