How should you set an Airbnb base price?
Use the property's own evidence before asking the market to define it.
The short answer
A good Airbnb base price starts with what that property has actually sold for in a similar season, demand band, and booking window. A reliable comp set then translates that history into today's market. A market average can be a temporary fallback for a new listing, but it should not quietly turn every established property into an average one.

A base price is an anchor, not the final price.
The base price gives a dynamic-pricing system a reference point. Date-level prices still change for season, demand, lead time, day of week, and length of stay. If the anchor is wrong, every adjustment starts from the wrong place.

Match the evidence to the booking window.
ADR means average daily rate: booked accommodation revenue divided by booked nights. A rate achieved five days before arrival is not proof that the same rate will convert six months out. Lead time is the number of days between booking and arrival.
Demand band matters too. A listing may prove a high percentile position on peak weekends and need a lower market position on weak midweeks. One flat number hides those different jobs.
Use the comp set as a translator.
A comp set is the group of comparable listings a guest would genuinely consider instead. It shows today's market position, but listed prices are still asking prices. They do not prove that a guest paid them.
The comp set should translate the listing's proven position into today's money and challenge stale history. It should not erase the listing's evidence and replace it with the middle of the market by default.
Know when the anchor is failing.
Review booked revenue, booking pace, occupancy, and RevPAR. RevPAR means revenue divided by every available night, including empty nights. A strong ADR can still hide a weak result.
